Nachdem die Grundlagen und die Elemente der Standort- und Marktanalyse erläutert werden, wird die Handelsimmobilie Nahversorgungszentrum definiert und beschrieben. Ziel dieser Arbeit ist es die kritischen Erfolgsfaktoren für ein profitables Nahversorgungszentrum im Allgemeinen zu definieren und anschließend daraus die projektspezifischen Erfolgsfaktoren abzuleiten. Schließlich werden die Analyseergebnisse ausgewertet und es wird sich zeigen, ob aufgrund der Standort- und Marktgegebenheiten eine Realisierung des Nahversorgungszentrums in Wien Floridsdorf im Bereich der Siemensstraße sinnvoll erscheint. Eine Empfehlung des Verfassers dieser Arbeit, ob seiner Einschätzung nach ein Nahversorgungszentrum an diesem Standort rentabel sein kann, vervollständigt die Arbeit.
