La realidad social actual, caracterizada por un incremento de las ejecuciones hipotecarias, obliga a reflexionar sobre el objeto hipotecado y la eventual mutación de su valor durante el transcurso de la vida de la hipoteca. Y es que el bien inmueble sobre el que recae la hipoteca puede experimentar variaciones en su configuración física durante la vida de aquélla. La presente monografía pretende estudiar en profundidad el suceso anterior, que se ha venido en denominar extensión objetiva de la hipoteca, y que puede ser de tres tipos: a) legal o natural, que se produce ?ope legis?; b) convencional, que requiere de pacto entre deudor hipotecante y acreedor hipotecario y c) extensión frente al tercer poseedor, que introduce algunas reglas cuyo objetivo no es otro que limitar la extensión de la hipoteca para el caso de que la finca pase a manos de un tercer poseedor.
